Cold feet in a Hot Buyer's Market

Whether it be Spring Hill Florida or any part of this world, human buying emotions run high for most people when committing to a home purchase. I found a wonderful waterfront home and property in Hernando Beach for one of my customers that appraised for $343,000 by the Hernando County Property Appraiser. The true value in this market is about $220,000. The asking price put forth by a very aggressive listing agent was $179000. My buyer felt stretched at $150,000, but that was the offer they wanted to submit, and so I did. The next day I received a call from the woman of the buying couple nervous about she could not afford a property over $120000.

This is the second weekend where she got cold feet. I know that I cannot change the way people are wired, but all I can do is be honest and work in my customer's best interests. I simply said to her, you cannot afford not to purchase this property! She agreed. Let's see if the offer is accepted. More about this saga of cold feet next time.
